The Operate engagement is designed for owners who want to retain a senior housing
asset — and its long-term equity — but are ready to hand off day-to-day operations entirely. Cambree takes over the full operation of the community, delivers the HomeShare conversion and physical modernization (at your option), and runs the community to the Cambree hospitality standard on an ongoing basis.
You own the building. You keep the upside. We do everything else.
What Cambree operates
Full Day-to-Day Operations
Residential services. All resident-facing services — care delivery, dining, programming, housekeeping, transportation, and concierge — operated to the Cambree hospitality standard. We treat every touchpoint as a service design opportunity, not a care delivery checklist.
Staffing and HR. Full responsibility for staff recruitment, onboarding, training, scheduling, performance management, and retention. We apply the staffing model redesigned during the Advisory phase — built to hospitality-industry service ratios, not institutional minimums.
Clinical and care management. Care coordination, acuity management, regulatory compliance, and quality assurance. Cambree operates within applicable RCFE and state licensing requirements and manages all regulatory reporting and inspection preparation.
Financial management. Full P&L responsibility, monthly reporting to ownership, billing and collections, vendor management, and budget administration. You receive clear, timely financial reporting — the kind an investor expects, not the kind that buries the numbers.
Marketing and occupancy. All sales, marketing, and move-in coordination — operated under the positioning and pricing framework established in the Advisory phase, updated continuously as the market evolves.

Typical engagements
HomeShare™ Conversion and Ongoing Administration
Conversion delivery. Everything in the Manage engagement: instrument coordination, pricing and absorption management, resident and family communication, regulatory coordination, physical modernization, and technology integration.
Ongoing HomeShare administration. Resale process management, buy-in pricing updates, early-adopter outreach for new units, and resident equity account administration — ongoing for the life of the operating engagement.
Community governance. We manage the resident association and HOA governance processes required by California law — maintaining the legal integrity of the HomeShare structure on an ongoing basis.
Physical Asset Stewardship
Capital planning. Annual capital budget recommendation and management — not just deferred maintenance, but the ongoing investment required to keep a Cambree-standard community competitive in its market over the long term.
Vendor and contractor management. Full responsibility for the vendor relationships that support operations — food service, maintenance, technology, transportation, and specialty care services.
Asset reporting. Quarterly asset performance reporting to ownership — occupancy, NOI, HomeShare absorption progress, capital expenditures, and competitive market position.

What you keep as owner
Ownership of the real property and the equity it carries. The benefit of the HomeShare capital layer as it builds. Full financial transparency — Cambree operates with open books to the owner. The right to set strategic direction for the asset, including any future sale, refinancing, or repositioning decision. The operating engagement is not an ownership transfer in any form.
How an Operate engagement is structured
Entry point. Operate follows a completed Advisory engagement. The financial model, physical plan, and implementation roadmap from Advisory become the operating brief. No Operate engagement begins without it.
Term and fee. Operate engagements are structured on a multi-year term with a management fee based on revenue and/or NOI — aligned so Cambree’s compensation increases as the community’s performance improves. Structure is agreed before engagement begins.
Transition. We manage the operational transition from your current team or operator — including staff retention planning, resident communication, and regulatory continuity — on a defined transition timeline.
Exit provisions. The engagement agreement includes defined provisions for ownership-directed exit — sale, refinancing, or operator change — with appropriate notice and transition obligations. You are not locked in indefinitely.

Operating a senior community is not a consulting exercise. It requires licensed administrators, clinical staff, regulatory relationships, vendor networks, and the institutional knowledge that comes from running a building every day. Cambree brings all of that — plus the financial model innovation, the design discipline, and the global service standard that distinguish a Cambree-operated community from a conventionally managed one.
We are not a turnaround firm that stabilizes a building and moves on. We are operators who intend to run the community for the long term — which means our incentives are fully aligned with yours as the owner.
