Consulting comes in two sequential, fixed-fee engagements so you never buy more than you need, and you know exactly what you’re getting before you commit to either one.
Nearly every Cambree relationship starts here. We don’t begin with a pitch to manage or operate your community; we begin by understanding it. That discipline protects you and it protects us — because a conversion built on a weak analysis doesn’t hold.

Engagement 1 — The Cambree Community Assessment™

Fixed scope. Fixed fee. Delivered in 30 days.

The entry point for every Cambree consulting relationship. A rapid, structured evaluation of your community across five dimensions — designed to give a board enough information to make a real decision, not a direction to keep spending on studies.

What we evaluate:

1. Market Position. Competitive set analysis, local demand indicators, age-qualified population and home equity profiling, pricing position relative to competitive supply, and occupancy trajectory benchmarking. We identify where your building sits in its market and where it could sit.

2. Operational Performance. Occupancy history, acuity and staffing ratios, quality indicators, regulatory compliance history, staff turnover, and cost-per-resident analysis. We identify the operational levers with the highest return on intervention.

3. Physical Asset. Common area quality, unit mix and sizing, amenity package against market expectations, deferred maintenance profile, and hospitality-standard gap analysis. We distinguish between cosmetic deficiencies and structural ones.

4. Financial Model. Revenue per occupied unit, NOI margin, ancillary revenue capture, and whether the building’s current financial structure is leaving value locked inside the asset. This is where most assessments stop. Ours starts here.

5. HomeShare™ Applicability. An honest evaluation of whether your specific asset, market, and resident profile support a HomeShare conversion — with a clear go, no-go, or conditional recommendation and the reasoning behind it.

What you receive:

  • A written Assessment Report covering all five dimensions.
  • A prioritized finding with interventions ranked by projected return.
  • A go/no-go recommendation on HomeShare conversion with conditions and reasoning.
  • A roadmap with estimated scope, timeline, and investment required to execute each priority.

This is the deliverable a board can act on. It is designed to be used whether or not Cambree is engaged further.

Engagement 2 — Advisory

Scoped and fixed-fee per engagement.

If the Assessment recommends proceeding, Advisory builds the full plan and the full financial model — on your actual figures, not illustrative ones. This is the work a board takes to a capital decision.

How it’s structured:

Phase 1 — Financial Model Build (Weeks 1–3). HomeShare™ pricing and absorption modeling on your specific building, resident demographic, and market. Pro forma NOI under the new model. Sensitivity analysis across occupancy, pricing, and absorption timeline assumptions.

Phase 2 — Operational Redesign (Weeks 2–5). Staffing model redesign to hospitality standards. Service layer recommendations drawn from best-in-class global operators. Care delivery protocol alignment. Technology infrastructure assessment.

Phase 3 — Physical Transformation Plan (Weeks 3–6). Pre-construction budget and scope of work for the physical modernization required to support the new model. Phasing plan that allows the community to remain operational during renovation.

Phase 4 — Implementation Roadmap (Weeks 6–8). A board-ready plan: sequenced implementation steps, decision gates, capital requirement and sources, regulatory requirements, and projected timeline from decision to fully converted community.

What you receive:

  • A complete, investment-grade plan with the financial model, operational redesign, physical transformation budget, and implementation roadmap — all integrated and cross-referenced.
  • A standalone deliverable: many owners use the Advisory output to secure capital partner or board approval, then choose independently whether to engage Cambree further.

Open-Ended Advisory Retainer

For owners who want ongoing access without a defined scope — a senior Cambree advisor available for questions, transaction review, market evaluation, and strategic sounding as decisions arise. Structured as a defined number of advisory hours per month. Right for multi-asset owners, investors evaluating acquisitions, and family offices with ongoing senior housing exposure.
